The use of 3D modelling is a very powerful tool for working out complicated construction details on complex building shapes. ServicesCollectively our company has over 45 years of exceptional experience in Architectural & structural design practice. This experience includes work scopes from small to large scale residential design including Beach houses, Coastal Houses, new homes, batches, alterations, extensions, garages, house plans, building plans, building permits, commercial, industrial & rural design projects, Steel Sheds, Farm Sheds, heavy machinery installations, correctional service centre facilities, educational facilities, gymnasiums & other sporting complexes, retail shopping centres, Libraries, large 65 metre clear span portal frame industrial sheds. Civic buildings including the Te Ahu centre, Kaitaia which will be the new premises for the Far north museum, Library, Isite, a cafe, Cinema/theatre performances & also council services which is located & and a major extension to the existing Kaitaia Community Centre in South Rd, Kaitaia. Each project is analysed for its special requirements and opportunities. The end result being not a preconceived idea but a combination of the client’s requirements and desires, the site and the budget. Critical consideration is given to the project’s specific environmental and historical location, and to the appropriate materials and construction methods of the locality. At the completion of each project the aim is to have achieved a building that is beyond the client’s expectations. Our commitment to providing a superior service to our clients is extended enabling larger scale projects to be undertaken, by drawing on a range of resources and expertise from other local practices & sub consultants. We offer the latest in 3D technology with computer generated modeling providing the client with realistic, high quality, perspective elevations of proposed developments, we strongly believe this to be a very vital part of any project, ensuring our clients have the oppourtunity to view their concept in 3D prior to the documentation process, maximizing on pro’s & eliminating con’s. We use the only latest “imac” computer technology for all our document preparation due to the powerful graphics, speed & rendering capabilities. All of our construction drawings & 3D models are rendered in full colour. Colour coded construction drawings are very easy to read & are preferred by the various contractors. Documents can be plotted in A1 A2 A3 & A4 using our Hp DesignJET T620 or our HP LaserJET printer/plotters. Although we often do complete building designs without ever meeting face to face with our internet clients, we value 2-3 meetings with clients if possible. We are easily contactable via email, fax or phone. We have a practical “grassroots” approach to all projects. Our strategyThe first meeting usually commences on site with all parties, which may include the clients preferred builder. This is a great opportunity to get to know one another and have a general and open discussion about the project. We usually take the opportunity to map the site contours, check public services such as sewerage & stormwater drains & check the ground bearing suitability using a Scala-Penetrometer. These checks can help us to decide whether a Consulting Engineer may needed to assist in specific foundation design.
Our next consideration is to objectively look at all planning aspects of the work to be undertaken by our clients that relate to the property zone. The local district plan in any part of the country is a complex document and can affect the final outcome of any design such as known or registered natural hazards such as geotechnical & coastal issues, flood planes, boundary setbacks etc. It is important to work within the plan and where ever possible comply, but where this may prove to be impracticable, to work with what other flexibilities the plan may provide for, outside permitted uses, such as controlled or other discretionary activities. Our next approach is to obtain all legal documents that involve land titles and any attached consent notices that may affect planning. Accurate verified Site and boundary angles and dimensions are important in establishing the position of any building. Contour plans, relative datum’s and site levels are usually the next to deal with. Obtaining existing drawings where they may exist. Proximity to existing or adjacent buildings and how any new developments may affect their existing performance. The as-built locations of any underground services such as existing sewerage, storm water, Layouts and plans of existing buildings that may have an effect on any new proposed work. Car parking, site coverage, impermeable surfaces & height restrictions can all impact on planning issues where an increase in the floor area of an existing building complex could “stretch” the district plan rules. For more complex sites with irregular terrain we recommend a registered surveyor prepare a contour plan. We can then prepare a 3D colour terrain model which we use to decide a suitable building area. A terrain model is particularly important where a sloping site is involved, because it can assist in a number of planning compliance issues such as sunlight and building height planning restrictions. This means we can try to avoid a sometimes costly & time consuming Resource Consent application with the local council, although if required we have experience in the preparation of level 1 resource consent documentation. (i.e restricted Discretionary) & have regular contact with experienced local planners available to deal with the more complex situations. Next we prepare floor layouts taking into consideration a design brief that you will have supplied to us. Simply put it is a “wish list” of all of the ideas that you would like to incorporate into your new or renovated building. We can then email, post or deliver these drawings to you in PDF format for your consideration, however it is our preference to meet in person to discuss the concept & if necessary we will amend and revise the layouts until you are satisfied. 3d perspective images are then prepared and rendered in full colour so that you can see exactly how your new or renovated building will look. These pictures are pretty realistic and you will immediately see your building, whether it be a new residence, commercial or Industrial building as it will look on you site. The next stage is to prepare full construction & building consent documents. These involve Site, drainage & setout plans; Floor, bracing, structural, electrical & other related plans; cross sections & related construction details; compliance details; elevations & perspective drawings; window & door schedules; specification; wind bracing calculations; H1 energy compliance report & structural calculations. These documents are what you will submit to council along with your building consent application and can be used for tendering purposes. PDF files of the documents are either emailed or supplied on CD-ROM for archiving by our clients if requested at no extra charge. This process is a very important part in preparing to provide construction and consent documents. There are so many issues that can cause holdups especially when obtaining a PIM. Our experience has taught us to deal with as many of these issues as possible in the initial stages, as they can save the cost and time of dealing with them retrospectively.
